When Do You Need
a Tree Report?

Pre-purchase tree surveys

If a property you are buying has significant trees — particularly large trees close to the house on shrinkable clay soils, trees with apparent structural issues, or trees that may be TPO-protected — a pre-purchase tree survey is a worthwhile investment before exchange of contracts. A survey identifies whether trees present subsidence risk, whether they are legally protected and what that means for your future management options, and whether any urgent work is needed that should be factored into the purchase price.

Dorset's clay areas — the Blackmore Vale around Sturminster Newton and Blandford Forum, the lower Avon Valley, and parts of the Bournemouth and Christchurch conurbation — have shrinkable clay soils on which large trees, particularly poplars, willows, oaks and cherry species, can cause differential settlement. The acid sandy soils of Poole and the New Forest fringe are not shrinkable and carry a much lower subsidence risk from trees.
